Welcome to Promontory 15, by Mountain Vacation Lodging.  This condo is a 3-Bedroom + Den that is in very close proximity to base of the Steamboat Ski Resort.   In both Summer and Winter, trails, activities, restaurants, shops, even groceries are a short walk from your front door.  The condo itself has seen recent updates, yet this condo has affordable prices.  With 3 Queen beds and 4 Twin beds, it also has a bedding setup that works well for most groups.  With quality finishes in the kitchen and bathrooms, comfortable furniture and beds, a heated pool & hot tub right out front, and a very convenient location, Promontory 15 is a great home base for your adventures in Steamboat Springs.  For more details, please read on!

The Property & The Layout:
You enter on the main, upper level.  It is a ground level entry from the parking lot - no stairs to climb.  When you enter, there is a nice bench where you can relax and remove your ski boots, and a mirror so you can check your appearance as you head out.  The entry also has a coat closet and a large storage room that is ideal for your bikes, golf clubs, skis, or snowboards.  As you proceed past the entry, you'll find the bunk bedroom and it's adjacent bathroom, which was renovated in 2024.  Next you'll find the very large. open concept kitchen, living, and dining room area.  The kitchen is nicely renovated and fully equipped, including all the standard stuff plus extras such as a crock-pot.  Whether you're out skiing all day, hiking in the backcountry, fishing or tubing the river, it's always nice to come home to a hot that's been simmering safely all day.  The kitchen also has a bar with seating for 4 so that you can serve up appetizers or set up your laptop and keep your chef company.  Above the bar are double sided glass cabinets which make setting the dining table very convenient.  A few steps down to the living and dining room area means that the room has extra high ceilings and a nice, spacious feel.  There is plenty of comfy, quality furniture for relaxing after a day of adventure, and enough seating to gather your whole group together in one place.   The entertainment center features slate tile around the gas fireplace and decorative shelving around the HDTV, which swivels to give you the perfect angle whether in the living area, dining area, or kitchen.  The living and dining room each have sliding glass doors to the covered deck, where you'll be able to take in lovely views of the Yampa Valley as well as the privacy and shade of mature evergreen trees.  

Next lets head downstairs to the lower level of the condo, where you'll find 2 bedrooms, the den, 2 more bathrooms, and a laundry room.  The two bedrooms each feature a Queen bed, a TV, a large closet, and direct access to the patio and grassy lawn area.  The den functions as a 4th bedroom and second living area.  The den is a private space with a door, with no closets or windows,  so it's not a bedroom.  However, it does have 1 Queen bed, 1 Futon, and an HDTV, so this bonus space adds a lot to the condo.  This room is pitch black when you turn out the lights, and so quiet - it's an ideal place for anyone who likes to sleep in on their vacation.  Just like the upstairs bathroom, both of the two bathrooms on the lower level have been renovated.  Also like the upstairs bathroom, they are both accessible from the hallway, rather than being inside the bedrooms.  This provides good flexibility for larger groups - anyone can use any bathroom without disturbing people in the bedrooms.  The laundry room is also on the lower level, and with a full size washer and dryer, you can pack lightly for easy travels.  

The layout of this condo will help you stay cooler all summer!  Most rental properties in Steamboat don't have AC.  Don't worry, at 7000 feet of elevation, nights and mornings are cool to brisk.  Ssummer days don't get really hot until the afternoon, and even then, it's not nearly as hot as places like Texas, Arizona, or Denver.  Locals here live without AC.  We just open the windows in the evening, to let the cool air in, then close them in the morning, when it starts to warm up outside.  We draw the shades on south facing windows, and our homes stay pretty comfortable without AC.  That system works pretty well at any property around here.  However, this condo has a few additional advantages, to keep you cool.  Most importantly, this is a multi-level condo that is built into a hill.  Because the condo is built into the hill, the lower level stays nice and cool, even if summer days happen to get extra hot.  On the upper level, Bedroom 3, the bunk room, is on the front of the condo.  On the back side of the condo, there is an elevated, covered deck spanning the entire width of the living and dining room.  For a nice cross-breeze, open the sliding glass doors on either side of the fireplace as well as the bunk bedroom windows.  The cross breeze will help cool the place down quickly when the evening air cools down.  Finally, this home faces east and west so you don't get very much heating from the sun during the day.  It also has good amount of shade on the west side, thanks to the covered deck and mature evergreen trees.  Of course, if you do get warm, you can always take a dip in the pool, or ride the gondola up a couple thousand feet for a hike or some drinks in the higher elevation's cooler temps.

The Location:
The location is one of the best things about this condo.  From your front door, it's a short, easy walk of about 200 meters to the edge of the "Stampede" ski trail, which is a beginner level trail.  The Stampede trail is so gentle that you can walk up or down it.  Both Gondolas and the Christie Peak Express are right below, you, when you put on your skis or snowboard.  Also right below you, you'll find shops, restaurants, the ice rink, the ski school, the ticket office, and the Steamboat Square stage, home to many free concerts and other events.  All of this , right out your door.  There's also a heated walkway called "the promenade" which wraps around the base area, which makes walking around the base area easy and pleasant.  In the Summer, the area comes alive in an even better way.  Not only do the ski trails transform into hiking and biking trails, but there are many other attractions and activities to enjoy.  The ski area's snow melts into Burgess Creek, which flows right through the base area, and the volume of water is controlled.  Along its banks you'll find grassy lawns, sandy beaches, adirondack chair, and picnic tables.  This area is full of activity, with kids splashing and playing in the pristine creek and parents relaxing and enjoying the scenery.  You can hike or mountain bike into the national forest right from the condo and base area, or hop on the Gondola for a downhill hike, bike ride, or ride up then back down after a sunset dinner or happy hour.  The base area is host to free concerts, art shows, brew fests, movie nights, race events, hot air balloon glows, nighttime drone and firework displays, and a nice selection of restaurants and shops.  All of this a nice pleasant downhill stroll from your condo!

Of course there is a lot more to Steamboat and Northwest Colorado than the resort base.  Getting around is so easy, and when you stay here, you don't even need a car.  Take advantage of Steamboat's free year round bus service.  It picks up and drops off a short walk of about 200 meters from your door, at the intersection of Ski Trail Lane and Apres Ski Way.  The free city bus goes right to the Gondola Transit Center, at the base of the ski resort, and from there, onward to and from the big supermarkets and then the many shops, restaurants, parks and attractions of downtown Steamboat.  That said, if you are heading to the Yampa RIver, or downtown, it's all downhill.  Just take the sidewalk from the bus stop down another 200 meters and follow the paved path along Burgess Creek.  This trail, or the Mt. Werner trail, both lead to the Yampa River Core Trail, which folllows the Yampa River through and past parks, the botanical gardens, and downtown Steamboat.  This includes ball fields, the ice rink, skate parks, bmx parks, riverside restaurants, and the many epic mountain biking trails of Emerald Mountain.  You can go for a downhill jog or bike ride, and if you get tired, have a meal or some drinks, then ride the bus back home.

** Air Conditioning - Most mountain resort properties were not built with air conditioning.  During most hours of the day and weeks of the year, AC is not needed.  Summer nights are cool and fans are provided at most properties.   Check the average high and low temperatures and weather forecast for your dates of travel, and look at the list of amenities to see if AC or fans are part of the rental property and look for ceiling fans in photos.
** Group Sizes, High Occupancy Fees, & Maximum Occupancy - Some properties use a “High Occupancy Fee” to “raise the rate” for larger groups, and are thus able to list a lower nightly rate for smaller groups.  Each rental agreement and associated rates are for a specific group size.  Guests must enter the correct and maximum group size at the time of booking.  The agreement requires a guest to confirm the group size and subsequently, to disclose any changes to the planned group size, which may result in an increase, or decrease, to the total cost, and may result in a security deposit becoming required.
** Video & Noise Monitoring - Please note that noise monitoring devices, and security cameras, do exist on the exterior of the property. Cameras are positioned to cover all entrances and exits of the home.  Cameras are present to ensure the property remains secure and safe, as well as to ensure that guests are honest and upfront about their planned use of the property.  If you plan to bring more people than you've indicated, more dogs than indicated, to host a party or event, or do not intend to respect neighbors or the value and quality of the property, then this is not the place for you, and you should not book the property.  For normal, respectful groups, we are sorry that these statements and measures are necessary.  Security cameras and noise monitoring devices are an example and demonstration that the property's owners are taking steps to ensure the home remains available for rental, and in good condition, for your benefit. ** Lengthy Rental Periods, Cancellation Policies, & Cleaning Fees - Long Term Rentals (28 nights or more) may be unacceptable under the standard cancellation policies listed online, which are designed to be only for short term rentals.  Long Term Rentals must be discussed and approved prior to booking online.  A long term rental / lease agreement may be required.  A Security Deposit will be required for all long term rentals, and mid-stay cleaning(s) / inspection(s) may be required.  The standard cleaning fee quoted as part of any booking is for the final cleaning, which is to be performed after the rental period has ended.  For guests who are booking a lengthy stay of more than one week, a mid stay-cleaning fee equal to the final cleaning fee may apply for the second week, third week, and so on.  If you are booking for a lengthy stay, please contact us before booking online to discuss your group, your dates, the rates, the cleaning schedule, etc.
